The neighborhood called Steiner Ranch is really quite special! Located in the Hill Country west of Austin, Steiner Ranch is just south of Lake Travis off RR 620. It also borders on Lake Austin at its southern and western edges. The primary road going through Steiner Ranch meanders down the rolling hills to Lake Austin. It also passes and gives some good views of the University of Texas Golf Club.

Located 15 miles or so from Downtown Austin, Steiner Ranch gives its residents many opportunities for living the "good life" while being able to work for major Austin area employers and attend schools of higher education. Shopping is also readily accessible to families who live in Steiner Ranch. Nearby developments include the Lakeline Mall, the Hill Country Galleria in the Village of Bee Cave and many places in Lakeway and Cedar Park.

Because of its setting on some 4600 acres of prime real estate, Steiner Ranch offers homeowners some outstanding golf course, Hill Country and lake views. For me, living in Steiner Ranch or neighboring River Place would be like being on vacation to parts of the country where there are similar views. There are three community centers in Steiner Ranch and 18 miles of trails that connect the many individual neighborhoods in Steiner Ranch. Over 800 acres of green space have been preserved in the development.

Homes in Steiner Ranch come in a wide range of sizes and prices: from around 1,600 to over 7,000 sq. ft., and from around $215K to over $3 million! If the area fits your eye, your budget, and your family needs, you can likely find a very nice home in Steiner Ranch. Options for your Steiner Ranch abode include new and resale homes, several gated communities (including those on Lake Austin and the UT Golf Club), and homes with views and those with no view. The homes range in age from 1988 to 2008, making this large development about the same age as the popular Southwest Austin community Circle C Ranch. For those looking for a new home, there are a number of quality builders still practicing their craft in Steiner Ranch.

Membership in the Steiner Ranch HOA is required. Students living in Steiner Ranch learn the 3 Rs at schools of the Leander Independent School District. Three of these schools (2 elementary, 1 middle) are located within the Steiner Ranch subdivision.

Senna Hills - West Austin Hill Country Neighborhood

A couple of miles from the Village of Bee Cave, in the rolling hills of Northwest Travis County, is the beautiful Senna Hills subdivision. With average sales prices for the past two years in the $600K range, you can tell that this is not your average neighborhood. Quite the contrary! Senna Hills is definitely up on the scale of Austin subdivisions, and has Hill Country views that are beautiful!

Development of Senna Hills began in 1994. In the past three years, new construction has been ramped up by Taylor Morrison and Drees Custom Homes. The companies are building a number of different homes in the community. Prices of new homes currently available (mid-November 2008) or soon to be finished begin around $660K. A number of resale homes are also listed for sale in the neighborhood. Prices for these homes range from the $430s to almost $700K. Taylor Morrison is also adding a garden home section in the subdivision. Except for two garden home models, all of the homes in Senna Hills are 2-story homes. Lot sizes vary in the neighborhood, but typically are 0.25-0.35 acres. The homes of both builders are packed with nice features.

This neighborhood is close to the Hill Country Galleria in the Village of Bee Cave, and has easy access to Austin via RM 2244 and to Lake Travis on US 71. There are a number of golf courses nearby. Senna Hills has a large swimming pool, wading pool and playscape for children, basketball and tennis courts, and walking trails in the surrounding greenbelt. Membership in the Senna Hills Owner’s Association (HOA) is mandatory. Senna Hills students attend classes in the highly-acclaimed Eanes Independent School District.

Sum it up: Senna Hills is a lovely, family-friendly neighborhood that is probably unknown to most people. If you are looking for a home that is near Austin, but out in the hills, then Senna Hills may be what you are looking for!
