Sweetwater Glen, “Sweet” South Austin Neighborhood
The Sweetwater Glen subdivision, begun in 2006, is located just south of W. Slaughter Lane on Manchaca Road in S Austin's 78748 zip code. In early August 2008, over 150 of the 253 homes to be built are occupied. Streets are being paved for the fourth and final phase.
It is as though you take a step back in time when you drive through the winding streets of Sweetwater Glen. The homes’ vintage style (exterior appearance of a day gone by) gives the community a classic look. The homes are fully modern, however, and are built to be energy efficient. A number of the homes have brick and stone fronts, and “Hardiplank-type” siding, designed to last “forever,” is used on non-masonry sides. All of the homes are painted in one of several muted, natural colors that give the community a striking, yet diverse appearance. The homes are similar in style to those in the Grand Oaks neighborhood a couple of miles to the north on Manchaca Road.
Compared to most developments in the S/SW Austin area, this one is affordable for more potential homeowners. Six different floor plans are available, ranging in size from 1358 SF to 2190 SF, and at prices from the mid-$180s to the low-$210s. Sweetwater Glen homes have two stories, 3 bedrooms, 2½ baths, 2-car garage, and 6’ wood privacy fences. The homes feature 2” faux wood blinds, appliances, fully sodded yards, and nicely-sized master suites. There is a neighborhood park with playscape for children, and a picnic pavilion complete with tables and BBQ grills.
Another thing makes Sweetwater Glen different: it is a detached, single-family condominium development. The homeowner owns the building and is responsible for insurance and upkeep, including the yard. The land on which the neighborhood is built is owned equally by all the owners. The $65/month condo owner association fees provide for upkeep of all the neighborhood common areas and streets.
Sweetwater Glen is located close to the Tanglewood Village (Manchaca and W. Slaughter) and the new Southpark Meadows (W. Slaughter and I-35) shopping centers. It is also near the Mary Moore Searight Metro Park, a 344.8 acre park at 907 W. Slaughter Lane. This park provides many choices for family outings and enjoying the outdoors. Students living in Sweetwater Glen attend AISD’s Casey Elementary, Paredes Middle and Akins High Schools. The neighborhood was annexed by the City of Austin in 2007.
Sales data for Sweetwater Glen are incomplete, since many of the new homes sold in there are not listed for sale in the MLS. The prices of homes sold in 2008 (all but one new) have averaged $195K.
