Park Ridge – Great Starter Neighborhood in South Austin

Park Ridge was built by Milburn Homes in the years 1995-1998. The homes range in size from about 1090 SF to 1400 SF for 1-story models, and from around 1400 SF to 1700 SF for 2-story homes.

The sales price for the 13 homes sold in the first half of 2008 averaged almost $158,000, and ranged from $135K to $178K. The average sales price is up from just over $152,000 in 2007. In early August 2008, two homes were under contract. One home was listed for sale for $158,900. Park Ridge is located off W. Slaughter Lane at Francia Trail, and is very near to the new Southpark Meadows commercial and residential development. Anchored by Wal-Mart and Target, this huge shopping center features many name-brand and local shops and eating establishments, along with a movie theater. Residents can travel to downtown and other Park Ridge neighborhood parkpoints north via I-35 (less than a mile away), or via S 1st, Congress Ave., or Manchaca Road, and have access to Mopac (Loop 1) via W. Slaughter Lane.

The neighborhood has a community park with beautiful oak trees, play equipment for children, picnic tables and BBQ pits. Children attend AISD's Williams Elementary, Bedichek Middle, and Crocket High Schools.
