South/Southwest Austin New Home Communities

Link to an update on this blog. If you listen to the national news very much, you know that the housing industry is going through some tough times. You might think that home builders in the Austin area have quit building new homes. That is not the case. New home starts have slowed down, but in the S/SW Austin area there is still a lot of development. By my count there are over 20 new home communities in the area that includes zip codes 78745, 78748, 78749 and 78739, including a couple of projects that are nearing completion (D.R. Horton's Bauerle Ranch, e.g.) and some that are just getting started. (Note: The price information shared below comes from the builders.)

Most of these new home neighborhoods are located in S Austin's zip code 78748, and vary in price from MainStreet Homes' Parkridge Gardens to the Brodie Springs development where homes sell from around $430K to $600K. There are plenty of options for home buyers in between these price points.

  • Parkridge Gardens (MainStreet; off S Congress and Ralph Ablanado). From $130K to the $170’s.
  • Ashbrook (Centex, located at the end of S 1st St. in 78652). Just being developed. Homes begin in the $140's.
  • Brodie Heights Condominiums (DR Horton, off Brodie Lane just north of W. Slaughter). Prices:upper $160’s to low $210’s.
    Rancho Alto (D.R. Horton and Meritage, off Frate Barker between Brodie and Manchaca). Homes from around $170K to $220K.
  • Taylor Estates (Kimball Hill, on Huddleston Lane, off Dittmar between S 1st and Manchaca). From the $180’s.
  • Sweetwater Glen (D.R. Horton, off Manchaca south of W. Slaughter). Single-family detached condos. Priced in the mid $180’s to the low $220’s.
  • Bauerle Ranch (D.R. Horton, south of W. Slaughter on Lindshire, in close-out phase). From the mid $230’s to low $250’s. On 11.13.08, this subdivision had only one new home left to sell.
  • Meadows at Double Creek (Newmark, in S Austin at south end of S 1st St.) Priced from $203K to $247K.
  • The Oak at Twin Creeks (KB, in S Austin on S 1st St. south of W. Slaughter). From $221K to $326K.
  • Southpark Meadows (Buffington Signature and Saldana, at W. Slaughter and S 1st St. on the west side of the Southpark Meadows commercial development). Buffington Signature – from $264K to $315K; Saldana (no information available yet).
  • Bridges at Bear Creek (Lennar, Buffington Signature, Mercedes, Scott Felder and Randy Rollo Homes (Zips 78739, 78748), at the south end of Brodie Lane, just past Shady Hollow and Frate Barker). Homes priced from around $270K and up.
  • Shady Hollow at Bauerle Estates (aka the Estates of Bauerle Ranch; D.R. Horton, in close-out phase, off Brodie via Sesbania in Shady Hollow). Mid $310s to low $360’s.
  • Brodie Springs (Taylor Morrison and Grand Haven, between W. Slaughter and Shady Hollow on Brodie Lane). Homes priced from the $430's to around $600K.

The next largest area of development is just south of Circle C Ranch in SW Austin's Zip 78739. The Meridian at Circle C community is located just west of the Grey Rock Golf Club on SH 45 and FM 1826. Builders include ...

  • David Weekley (starting at $385K), 
  • Meritage (from mid $270s to mid $450s), 
  • Newmark (from low $260’s to mid $370’s; estate homes from $639K to $724K), 
  • Standard Pacific (from $390K to $433K), and
  • Wilshire ($260's to $320s).

Circle C development also includes ...

  • Alta Mira (D.R. Horton, off FM 1826 between US 290 and W. Slaughter. Prices begin in the mid $340’s. 
  • The Enclave (from $288K), Enclave Estates at Circle C, starting at $371K, and Fairway Estates, from $455K, all by KB Home in Circle C West.
  • Stone Creek,a new Streetman development in Circle C West. Homes will range from the $260s to the $320s.

Four communities are being developed in zip 78745. Independence (Newmark, just past Stassney on going south on Manchaca; from $212K to $267K), and three by Meritage: Rose Glen (Meritage, just starting; from the low $300’s to the mid $320’s), Enclave at Westgate (no info available yet) and Central Park (Stassney between S 1st and Manchaca).

Is it a good time to buy a new home? That depends on your dreams and budget. With the slowdown of sales of both resale and new homes, there is a lot of competition for the buyer's dollar. Builders are typically offering incentives; sellers of resale homes are also finding that they need to be flexible on how much they ask for their homes. Don't expect a miracle, but do look for a good deal. (Updated 11/08)

There are still a number of active new home communities in south and southwest Austin below US 71/290.
