S/SW Austin Real Estate Market Update: Zip 78749
Because of its proximity to downtown Austin, shopping, schools and major roads, Austin zip code 78749 is still a very popular area to own a home. This blog highlights 2007-2008 real estate market stats in zip code 78749, and is intended to give current and potential homeowners some info on how property values are faring. Subdivisions in zip 78749 include Sendera, Deer Haven, Villages at Western Oaks, Legend Oaks, Oak Creek Parke, Deer Park, Maple Run, and Western Oaks.
The table on the right compares numbers from 2007 and 2008 (through 10.8.08). Some things are worth noting:
þ The average number of home sales per month has slowed in 2008.
þ The average number of days that homes for sale spend on the market (DOM) before going under contract has increased by about 12 days. The table to the right shows that current listings (pending and active) are taking on average even longer to sell.
þ The average price of homes sold so far in 2008 is 99.3% of what it was in 2007. This compares favorably to reports from other parts of our nation where home values are down significantly. 
This market data gives a picture of a definitely slowing, but pretty stable, real estate market in 78749. Will that picture change because of the current troubles in our economy?
