Meridian at Circle C – Classy SW Austin Neighborhood

The entry to Meridian from SH 45.      If you are looking for a nice new or resale home in SW Austin, Meridian at Circle C might be the subdivision for you. Meridian (in zip 78739) is a two-year-old development located just south of Circle C at the intersection of SH-45 and FM-1826. It is close enough for easy access to Downtown Austin, yet far enough away to keep its hill country feel. This beautiful neighborhood is marked by its wide streets, many trees and green spaces.

      Eventually, Meridian will have about 800 homes. Since its beginnings in 2006, around 400 homes have been sold. From this sales pace, it is obvious that Meridian is a “buy-here” neighborhood for those relocating to Austin and for those moving up from other subdivisions, including Circle C. It is also a good neighborhoThe amenity center at Meridian.od for first-time home buyers. Sales prices for the neighborhood in 2007 and 2008 have averaged in the $390s. In 2008 sales prices have ranged from $269K to $600K.

      Meridian homebuyers have many options available to them. The homes built by five class builders (Newmark, Standard Pacific, Wilshire, David Weekley and Meritage Homes) come in a wide variety of styles, floor plans, features, lot sizes, and prices. The homes range in size from around 1900 SF to over 5000 SF. Homes in the section with 55-foot wide lots start in the $260s. Those in the 70-foot section begin in the $360s, while homes built on 80-foot lots begin in the $380s. The newest, estate section of Meridian has 100-foot homesites with homes beginning at about $700K.

      Meridian’s amenity center includes a large swimming pool, children’s playscape and a pavilion for family or group picnics or other gatherings. Membership in the homeowners association is mandatory. Fees are currently $600/year. Meridian taxes are low compared to other developments that have municipal utility districts which provide basic utility services.

      A view of the Meridian neighborhood.Nearby new and newish shopping centers include the Shops at Arbor Trails, Escarpment Village, Southpark Meadows, Shady Hollow Village, and others. Other major centers are located at Mopac and US-290/71 and at US290/71 and Brodie Lane. Meridian golfers can try the Grey Rock and Plum Creek Golf Clubs. The neighborhood is near the Veloway, the Lady Bird Johnson Wildflower Center, and a number of parks.

      Children attend Austin Independent School District schools: Clayton Elementary, Bailey Middle, and Bowie High. A new middle school, scheduled to open for the 2008-09 school year, is being built just north of Meridian on FM 1826. Check with AISD for changes in school zones.
