Bauerle Ranch – Green S/SW Austin Neighborhood
I enjoyed showing another property in S/SW Austin’s Bauerle Ranch subdivision last week! It was a roomy, well-constructed one-story home built by developer D.R. Horton. My clients liked the home very much, but decided to purchase a different home in my neighborhood, Sendera.
There are a number of things that make Bauerle Ranch special. Start with the beautiful neighborhood amenity center. Perched on a hill on the edge of southern edge of the community, the center has a large swimming pool (bordered by a wrought iron fence) with a canopy-covered seating area. There is also a nice playscape for your children, and a basketball court.
The amenity center setting, overlooking a portion of the Slaughter Creek Greenbelt, is nice. This 305-acre green area actually surrounds the western portion of Bauerle Ranch, and borders the southern and western edge of the eastern section of the neighborhood. The greenbelt adds a lot of visual appeal to Bauerle Ranch, as do the neighborhood landscaping, park area, sidewalks and street lights.
Bauerle Ranch is located about midway between I-35 and Mopac (Loop 1), just south of W. Slaughter Lane and the Tanglewood Forest subdivision. Residents of this neighborhood have many options for nearby eating and shopping. These include businesses in Southpark Meadows, Tanglewood Village, Shady Hollow Village, and Escarpment Village, all on W. Slaughter, and those in other centers to the north of W. Slaughter on Mopac, Brodie and I-35. Bauerle Ranch is near two large parks, Metro Park (in Circle C) and Mary Moore Searight Metro Park, both located on W. Slaughter Lane. Children attend Kokurek Elementary, Bailey Middle School and Akin High School.
Bauerle Ranch is also a relatively new neighborhood whose development began in 2002. I drove through the neighborhood again this week and saw a sign posted by the builder that indicated just 14 homes remained to be completed and sold. In 2007, 48 properties listed in the MLS (new and resale) were sold. These ranged in price from $192,500 to $265,000, and in size from 1756 SF to 3062 SF. The average sales price was $225,689.
The homes in Bauerle Ranch feature raised ceilings, garden tubs with separate showers, raised panel cabinets and tile backsplash in the kitchen, privacy fences and more. If you are looking for a home in a very nice neighborhood that is not too far from downtown Austin, give Bauerle Ranch a look.
