Realtors® and real estate transactions in Austin and throughout the state of Texas are governed by the Texas Real Estate Commission (TREC). The commission licenses Brokers, Realtors® and other real estate agents, and enforces the Texas real estate laws. In representing both sellers and buyers in the Austin area, Realtors® are called to a high standard of performance. Realtors® are also called to a high standard of conduct. The National Association of Realtors®, of which I am a member, sets forth its standards of conduct for its members in its Code of Ethics. (I am also a member of the Texas Association of Realtors® and the Austin Board of Realtors®.
Whether you are a buyer or a seller of an Austin, TX home or other real estate, the choice is yours on representation. You can choose which Realtor® you work with, or choose not to be represented at all. Some sellers go the route of 'for sale by owner,' though statistics say the a high majority end up enlisting the services of a Realtor®. Some buyers choose to negotiate directly with a seller or builder representative, or to work with a real estate agent as a customer, rather than a client. Most people do not believe that they know enough about the market, the contracts, the selling/buying process, etc. to buy a home or sell a home on their own. They choose to find a Realtor® to represent them and to assist them in accomplishing their goal. Here are links to some other resources that you might find helpful: What Buyers Can Expect. Here are some of the things I do when I represent Buyers in their Austin, Texas real estate transactions.
The downloadable documents that follow are offered to help you to understand some of what is involved in being represented on either side of a transaction in Texas.
