West Oak ♦ Builder, Home, Area and Neighborhood Features

West Oak Subdivision ♦ Builder

Begun in 2015, this pocket neighborhood will have 37 homes when completed. It is development of CalAtlantic Homes (recent merger of Ryland and Standard Pacific Homes). CalAtlantic has developed quite a number of neighborhoods in the Austin area under its previous brands. These include Grey Rock Ridge and Avana in SW Austin (Circle C Ranch) and Buda's Whispering Hollow.

Homes in West Oak

The 37 homes planned for the West Oak neighborhood include the 36 being constructed and the model home, which is already open for sales. In January 2016, the base prices for two single-story plans (Phoenix and Sierra) range from $338k to $346k. Living space for these homes will go from 1,825 to 1,864 sq. ft. 

CaAtlantic is offering five 2-story plans with base prices starting at $362,000 and square footages ranging from 2,391 to 3,127. 

All of these homes include many appealing standard features designed to enhance the livability of the homes without adding upgrades. These include energy efficient features, tankless water heaters, stylish interiors, full sod and sprinkler system, and either granite or Silestone countertops in the kitchen. Many other upgrade options are available for buyers wishing to personalize their homes in West Oak.  

These stand-alone, single-family residences are legally site condos (site condomimiums) similar to other projects currently being built is the Austin area. Owners of these homes are responsible for all interior and exterior maintenance, insurance, and side and rear yard maintenance. The HOA takes care of the neighborhood front yards and all common areas.  

Area Features ♦ West Oak

West Oak provides no neighborhood amenities, but does have easy access to many features in the immediate area and in the larger Austin area. The Jimmy Clay and Roy Kizer public courses in SE Austin, and the Grey Rock Golf Club in SW Austin are operated by the City of Austin. The Plum Creek Golf Club can be found in nearby Kyle.

West Oak is close to the Mary Moore Searight Metro Park and its facilities (owned and operated by the City of Austin).

Located on Manchaca Rd. between W. Slaughter Lane and William Cannon in S Austin, West Oak is close to both IH-35 and S. Mopac. Residents will find it a fairly simple drive (depending on the time of day, of course) to get to Downtown Austin, jobs, schools, shopping and other places of interest. Nearby shopping options include Southpark Meadows (IH-35 South and W. Slaughter Ln.), Tanglewood Village (Manchaca Rd. and W. Slaughter), the Shops at Arbor Trails (Mopac and William Cannon), and those in and near Sunset Valley.  

West Oak South Austin ♦ HOA and Taxes

Owners of a home in West Oak must maintain a membership in the West Oak HOA. Tax rates for these homes have a tax rate of around $2.23/$100 of property value for the 2016 tax year. The primary taxing entities are AISD, the City of Austin and Travis County.

Public Schools for West Oak Students ♦ South Austin

Students who will live in the West Oak development attend schools operated by the Austin Independent School District. Buyers who want to purchase a home in the West Oak neighborhood should verify the current school attendance zones with the Austin ISD.
