Waterleaf Kyle Builders and Homes!

A view of homes in Waterleaf community in Kyle, Texas.This large community of almost 1,000 single-family homes is a development of KB Home (Kaufman and Broad). Waterleaf was begun in 2003 and took 13-14 years to complete.

Homes in Waterleaf have quite a bit variation in their sizes. The smallest single-story homes have approximately 1,100 sq. ft. of living space. The largest residences in the neighborhood have over 3,800 sq. ft. Buyers of homes in Waterleaf can find a home that fits both their financial capabilities and their tastes--from 3-6 bedrooms and 2-4 bathrooms. Some of the smaller homes have single-car garages, but a 2-car garage is standard fare in Waterleaf.

Waterleaf HOA, Amenities and Taxes

Owners of homes in Waterleaf must maintain an active membership in the Waterleaf Falls Homeowner Association (HOA). The ongoing fees are used for maintaining the community pool and other amenities and other common areas in the neighborhood. Fees may change from year-to year.

The Waterleaf neighborhood is located on the south side of Waterleaf Park, which is owned by the City of Kyle. The park is crossed on its northern edge by Plum Creek. Most of the park is undeveloped (70 of its 92 acres). The remainder has baseball and soccer fields available, trails for walking and enjoying nature, playscape and play areas for children and more.

Property taxes on homes in Waterleaf are assessed through the Hays Central Appraisal District (HCAD). Taxes are levied by the City of Kyle, Hays County, the Hays Consolidated ISD, and others.

Waterleaf Travel, Shopping and More

The Waterleaf community playgroundTravel: Waterleaf is located about 2 miles to the east of IH-35, which serves as the main N-S artery between San Antonio and Austin. Waterleaf is thus in a very convenient spot for getting to shopping, eating, business trips, recreation and more. For those needing connections to ABIA (Austin Bergstrom Intercontinental Airport) the simplest way is to take IH-35 to SH-45 (just north of Buda), to the SH-130 tollway to US-71 East.

Options for Shopping and Eating. The options are far greater than they once were. Developments along IH-35 in Kyle include The Village at Kyle (with their WalMart SuperCenter & Lowe's), the Kyle Marketplace and Kyle Crossing (with the HEB Plus & Target), and a Home Depot at Kyle Town Centre. Healthcare is available via a number of emergency-type facilities, and at the Kyle-based Ascension Seton Medical Center Hays (opened in late 2009).

Waterleaf residents can also venture to the north and south to places like the Cabela's Outdoor World store (Buda) and to other developments like the San Marcos outlet centers (Tanger Outlet & Premium Outlets) and Southpark Meadows in South Austin (featuring Sam's Club, WalMart SuperCenter, RoomStore, Target, J. C. Penneys, and more).

Golf: Golfers have a number of options available south of the River. These include Kyle's Plum Creek Golf Course, the Riverside Golf Course and others.

Public Schools ♦ Students Living in the Waterleaf Kyle Subdivision

Students living in Waterleaf Kyle attend schools operated by the Hays Consolidated Independent School District (HCISD). Parents and potential Waterleaf homeowners should confirm the currently assigned schools with the Hays CISD since school attendance boundaries are sometimes redrawn.
