Homes in Teravista are very nice!At the time this page was updated in February 2018, builders in Teravista included 8different builders: CalAtlantic Homes, Chesmar Homes, D.R. Horton, Lennar Homes, Partners in Building, Perry Homes, Weston Homes and Wes Peoples Homes. Base prices for these homes vary pretty widely, depending on the builder and the home size.

These Teravista new homes have many features, including those enhancing livability and energy efficiency.

All homes sold in Teravista over the past 6 years had from around 1,397 sq. ft. to around 5,363 sq. ft. of living space.  See the table above for the range of prices and size of all homes in the Teravista market.

Teravista ♦ Developer and Amenities

Teravista is a 1,500 acre master-planned community that is being developed by Newland Communities. The company website says, "Communities that are planned from the ground up start with an overall vision of what life will be like there. Careful consideration is given to how multiple neighborhoods connect with retail town centers, the homebuilders who will build the new homes, what schools are needed, and what kinds of parks, walking trails, and open spaces are best for the people who will live there." This planning is evident at Teravista with its location and numerous amenities for the enjoyment of homeowners, their families and guests.

Teravista's sister neighborhood, Falcon Pointe in Pflugerville, also exhibits the master planning that marks Newland Communities developments.

The Teravista Golf Club

A view ot the Teravista golf course.Teravista Golf Club is an 18-hole championship golf course that is open to the public. Designed as a links-style course (Troon Golf), Teravista is one of the top golf courses in the Austin area. It is located in the Teravista subdivision at 4333 Teravista Club Drive. The course is a 7,200-yard layout (from the tips) with 4 other tees for players with lesser capabilities.

The club features a fully-stocked clubhouse, carts for the long trip around the course, a double-sided practice range, practice bunkers, huge putting green, chipping practice area, golf lessons and The Caldwell Cafe (a good place to relax after a round of golf). A number of the Teravista neighborhoods are built around the course, meaning that there are many opportunities to own homes that back to the course, or those that have golf course views.

The Teravista Resident's Club ♦ Other Neighborhood Features

One of the Teravista marketing materials says, "Life comes together at Teravista." The Resident's Club includes a large swimming pool and pavilion, wading pool and fitness center. Other features include basketball, tennis and volleyball courts, meeting room with fireplace and TV, playscape and covered picnic pavilion.

The pool at the Teravista Round Rock Resident's ClubTeravista has miles of hike and bike trails and several neighborhood parks. When you visit the Resident's Club, you will find a colorful master plan of the community, and can get a DVD about the community. The office of the homeowner's association is located here.

The home next door to the Resident's Center, The Ranch House, has been preserved by the developer. It is actually owned by the Golf Club, and can be rented for special occasions like family reunions and weddings.

Teravista Round Rock ♦ Area Shopping, Healthcare and Higher Education

Teravista is located just east of retail developments such as the Round Rock Premium Outlets, and the University Commons and University Oaks retail centers. The newish Scott and White University Medical Campus is located in the same area. It is a fairly short drive to other retail outlets including those anchored by Super WalMart and HEB  groceries).

Just across from the southeast corner of Teravista, residents will find the Seton Medical Center, a campus of Texas State University, and locations for future campuses of Austin Community College and a Texas A&M Health Science Center.

Teravista Subdivision ♦ HOA and Taxes

All homeowners must belong to the Teravista Homeowners Association. Potential homebuyers should check with the HOA regarding the amount of HOA fees. The HOA maintains a Teravista Together website for the Teravista community.

There are no city taxes in Teravista, but there are several taxing entities. These include Williamson County ESD #9, Williamson County, Williamson County MUD #10, and the Round Rock Independent School District. Tax rates in the part of Teravista that is located in Georgetown's jurisdiction are a bit more.

Teravista Round Rock ♦ Public Schools for Neighborhood Students

Students living in Teravista attend schools operated either by the Round Rock Independent School District or the Georgetown Independent School District (northern sections of Teravista). Potential homeowners should verify which schools their children are assigned to attend.
