Sweetwater Glen: A Condominium Development
D.R. Horton has finished its building in the Sweetwater Glen neighborhood. In January 2012 it has 3-4 completed spec homes remaining to be sold.
This stand-alone condominium project is different from most, in that the purchasers actually own the building. In most condo projects, the condo association owns the building, and takes care of the structure and exterior maintenance. In Sweetwater Glen, the owner has this responsibility, along with purchasing insurance for the building and taking care of the yard. The land in the project is owned in equal shares by the condo owners. Condo owners’ association fees, $69/month in 2011, cover upkeep of common areas, the park, easements and streets.

Sweetwater Glen is not as expensive as most housing developments in the South and Southwest (S/SW) Austin area, making it fall within the budget of more potential homeowners. Floor plans have changed through the years of development. A one-story model was added late in the development. Home sizes range from 1353 to 2190 sq. ft.
The exterior design of the homes in Sweetwater Glen is classic, a throwback to a day gone by. Some have stone and brick fronts; all have cement (Hardiplank-type) siding where there is no masonry. All of the homes are painted in one of several muted, natural colors that give the community a striking, yet varied look. The homes resemble those in the nearby Grand Oaks and Sage Meadow neighborhoods just to the north of Sweetwater Glen (see links and map above).
Despite their vintage look, these homes are fully modern, constructed to last many years with up-to-date energy efficiency features. The homes have 3-4 bedrooms, 2-2½ baths, and a 2-car garage. Other features include appliances, fully sodded yards with 6’ wood privacy fences, 2” faux wood blinds, and nicely-sized master suites. There is a neighborhood park with a picnic pavilion complete with picnic tables, BBQ grills, and playscape for children.
Sweetwater Glen ♦ Local Shopping & Outdoor Amenities
Sweetwater Glen residents are very close to Mary Moore Searight Metro Park, a 344.8 acre park located just east of the neighborhood at 907 W. Slaughter Lane. The park provides many opportunities for outdoor enjoyment, including a picnic area and an 18-hole disc golf course.
There are a number of options for shopping, eating and entertainment in the area. The most prominent of these is the new Southpark Meadows development at W. Slaughter and I-35. A long-needed project, this center is anchored by a Super Wal-Mart and Target, and has many clothing, electronic, sports, eating and specialty shops. The Tanglewood Village center (HEB) is located just up the street at W. Slaughter and Manchaca.
