Still fairly early in its development, Sweetwater is looking like a prime place to live and to enjoy the benefits of owning a home in the Central Texas Hill Country. The Sweetwater development will have about 1,800 homes, to be built on around 1,400 Hill Country acres. Nearly half of this land will be preserved for greenbelt areas and open spaces. The development is expected to take 8-10 years to complete.
In February 2016, the Sweetwater builders include these area builders: Chesmar Homes (from the high $200s), Ryland Homes (starting in the high $200s), Ashton Woods Homes (from the mid $300s), David Weekley Homes (from the $400s), M/I Homes (from the $400s), Coventry Homes (from the $400s), River Oaks Homes (from the $500s), Perry Homes, and Drees Custom Homes (from the $500s). These homes range in size from the smallest Chesmar home of 1,723 sq. ft. to the largest Drees Custom home that has 4,636 sq. ft. These Sweetwater homes offer many standard and up-to-date design and energy-saving features. Buyers may choose to add other features to personalize their homes.
Sweetwater Area Amenities
The Sweetwater Club opened in 2013. Features of this neighborhood amenity center include a clubhouse and outdoor pavilion, great pool area, splash pad, playscape, athletic fields, sport court, and events lawn. Sweetwater will have miles of trails for nature lovers and fitness buffs.
Golfers are a short drive to the Falconhead Golf Club, located just east of Sweetwater in the Falconhead development. A number of other golf clubs are nearby also. Though it has been hard hit by the ongoing drought, Lake Travis remains a popular destination for those who like to boat and fish.
For shopping, the key locations for Sweetwater are those in the Bee Caves area. These include the very popular Hill Country Galleria and the Shops at the Galleria, located along US-71. There are a number of shopping and eating destinations in Lakeway (RR-620) and at the intersection of Bee Caves Rd. (RM-2244) and the Capital of Texas Hwy. Those who commute to area jobs will find accessible routes to Downtown Austin, Oak Hill, and other locations in Cedar Park and NW Austin.

Homeowner membership in the Sweetwater HOA is required. The fees cover maintaining Sweetwater common areas, including the Sweetwater Club.
The primary taxing entities in Sweetwater are Travis County, the Lake Travis ISD and the Lazy Nine Municipal Utility District 1A (MUD). The total tax rate in the year 2015 was $3.05/$100 of property value.
