A neighborhood view in Sunset (Creek Ridge) in Austin TX 78749.The Sunset subdivision is a small (92 homes) development of Kaufmann & Broad Homes (also known as KB Home). It was developed in the years 1998 and 1999. Homes in Sunset range in size from 1,336 sq. ft. of living space to 3,318 sq. ft. 

Residents of Sunset have many nearby options for worship, shopping, eating, recreation and exercise (3 close-by gyms). Shoppers can visit the Shops at Arbor Trails, a fairly new development at Wm. Cannon & Mopac, three developments in Sunset Valley, grocery stores such as Randall's & HEB, super stores such as WalMart, Sam's and Costco, Escarpment Village and more. Parks nearby include the Dick Nichols park on Beckett Ln., and the Metro park on W. Slaughter Ln. in Circle C. 

Golf courses include the Grey Rock Golf Club on the south side on SH-45, and the Jimmy Clay/Roy Kizer courses on the east side of IH-35. Of course, Zilker Park and the many other features associated with living in the Greater Austin area are also easily accessed. 

Homeowners are required to maintain a membership in the Creek Ridge HOA. The fees as of mid-January 2013 were around $200 annually. HOA's maintain common areas in the neighborhood, and help to keep property values up by enforcing deed restrictions.

The primary taxing entities for properties in Sunset subdivision are the City of Austin, Travis County and the Austin ISD. At the time this page was updated in 1/2013, tax rates were set at $2.38/$100 of property value. Tax rates vary from year-to-year.
