Southbridge Villas ♦ Builder-Developer
This smallish neighborhood is being developed by MileStone Community Builders, an Austin-based company that is fairly new to building in the Austin area. In June 2011, the company has five communities in various stages of development and has plans for more projects.
Homes in Southbridge Villas
These single-family residences are legally detached condos, similar to those in nearby new home neighborhoods like Sage Meadow and Independence. These condo homes have plenty of standard features (granite countertops with undermount sink, sprinkler system, high efficiency HVAC, radiant barrier and ridge vents, e.g.). In addition, yard upkeep is part of the package.
The 6 floor plans available provide from 1,239 to 2,273 sq. ft. of air-conditioned living space on either 1 or 2 stories. Base prices in mid-2011 range from the $180's for the smallest plan to the $240's for the largest.
Five of the villa models (Lamar, Red, Guadalupe, Colorado, Nueces) are named for steets in Downtown Austin, several of which are named after Texas rivers. The 6th model is called the Frio, which also has a river namesake in Texas. When completed this development will have 38 homes.
Area Features ♦ Southbridge Villas
The Southbridge Villas subdivision is located near a lot of shopping venues, including those at Southpark Meadows, Tanglewood Village, the Shops at Arbor Walk, and Sunset  Valley. The neighborhood has a small community park and is not far from the Mary Moore Searight Metro Park, owned and operated by the City of Austin. Golfers can try their hand at Jimmy Clay and Roy Kizer public courses, along with the Plum Creek and Grey Rock courses. There are several ways to get to Downtown Austin, including Manchaca/Lamar, South 1st and IH-35.
