Smithfield Townhomes have either 3 or 4 single-family residences per building, and are designed for owners seeking new construction packaged in a thoughtful, modern and energy-efficient plan. Owners are freed from maintaining the exterior yard and building since these are the responsibility of the HOA. Townhome sales began in May 2016 and are progressing nicely. In early 2017, the construction of number of units are in progress, and some sales have been completed.
Milstone offers five new townhome floorplans, each with a famous literary or musical name: Bronte, Hemingway, Longfellow, Shakespeare and Mozart. All of the plans include a single-car garage. Additional common-area parking spaces are available.
The Hemingway is the sole single-story plan. Because of its popularity in the Ravenscroft development, this floor plan is available in all but one building in phase one of the Smithfield project. It includes 1,329 sq. ft. of living space, 2 bedrooms & 2 baths, with an option for a shower in the master. The base price for this home is $241,990 in March 2017.
The four 2-story layouts offer from 1,282 to 1,736 sq. ft., with either 2 or 3 bedrooms and 2.5 baths. These 2-story plans have an option for a shower-only in the master bath, and two of them have a fireplace option. Base prices for these units begin at $216,900 in March 2017.
The standard features include energy efficient windows and insulation, rounded sheetrock corners, and satin nickel doorknobs and light fixtures. Many other options are available to townhome purchasers who want to add a personalized touch to their townhomes.

Shopping options for Smithfield residents include these along W. Slaughter Lane in South Austin: Tanglewood Village at Manchaca Rd., the Southpark Meadows development at IH-35, the Shady Hollow Village at Brodie Lane, and Escarpment Village in Circle C Ranch. Many other options are available along IH-35 to the north and south (Buda, Kyle, San Marcos), along MOPAC and along Brodie Lane (Sunset Valley area).
Public parks in the area include the Mary Moore Searight Metro Park. This park, with its 340+ acres of parkland on the south side of W. Slaughter Lane, has a variety of features that appeal to families, disc golfers, and others who want to just get out in nature for awhile.
Golf courses in the area of the Smithfield Townhomes include the City of Austin's Grey Rock (in Circle C Ranch), Jimmy Clay and Roy Kizer courses, and the Plum Creek Golf Club in Kyle.
