Shadow Pointe Subdivision ♦ Features and Homes
 This smallish development of 115-120 single-family homes was begun by Kimball Hill Homes in 2005. Their activity in Shadow Pointe lasted into 2008. The first sale recorded in the Austin MLS was on April 13, 2007. Gehan Homes completed the development in the years 2009 through 2011.
Homes in Shadow Pointe, built over a 5-6 year period are nicely built, and have features that many modern home buyers want in homes in this price range.
The average sale price of Shadow Pointe homes in the year 2011 was $191,671. Sales prices ranged from a high of $230,000 to a low of $150,000. The homes sold through the MLS over the past 5 years had from just over 1,800 sq. ft. to over 3,200 sq. ft. Gehan's home plans indicated that they had a 1-story, 1,520 sq. ft. floor plan available.
Shadow Pointe Amenities, HOA and Taxes
Shadow Pointe has its own neighborhood park and playground, but no community pool.
Residents of Shadow Pointe have a number of options available for shopping, eating and recreation. These include nearby golf courses (including Forest Creek, Star Ranch and Blackhawk), the Dell Diamond and parks operated by the City of  Round Rock. Shopping locations include many local establishments and larger centers like the Round Rock Premium Outlets (IH-35 N), the Stone Hill Center (SH-45 and SH-130) and those on either side of IH-35 at SH-45.
Membership in the Shadow Pointe HOA is mandatory. In January 2012 the monthly fees were $25. The HOA is managed by Alliance Management.
Property taxes in Shadow Pointe are lower than in many neighborhoods in the area since water and sewer services are provided through the City of Round Rock (not a municipal utility district). The total tax rate in 2011 was around $2.38/$100 of assessed property value. The Round Rock ISD, Williamson County and the City of Round Rock are the primary taxing entities.
