Sawyer Ranch ♦ Living in the Hill Country West of Austin
The Sawyer Ranch community is conveniently located on some lovely Hill Country land between Austin and Dripping Springs. To get to points west, just head north from the neighborhood to US-290W and go west. Dripping Springs has an old-style feeling about it, but also features new and newish shopping developments, such as an HEB grocery store and a Home Depot.
Austin is just a few miles to the east, as are jobs, shopping centers and lots of entertainment and recreation options.
Homes in Sawyer Ranch
There is a large variety of homes in Sawyer Ranch. Many homes are custom built for owners. Others were put up by builders like Highland Homes and Drees Custom Homes. Home sites are typically 1.0-1.5 acres, with home sizes ranging from around 2,000 sq. ft. to almost 4,800 sq. ft. Most of the homes were built between 2000 and 2007. Some new homes are occasionally added to the Sawyer Ranch mix. All homes in Sawyer Ranch have septic systems.
In addition to the lovely views available in Sawyer Ranch, the neighborhood has another very interesting feature: the names of the streets! Try these to stir up some memories of days gone by in the good ol' USA: Tom Sawyer Road, Huck Finn Trail, Steamboat Crossing, White Wash Way and Catfish Cove. They are right out of Mark Twain's "Adventures of Tom Sawyer!"
Sawyer Ranch Amenities, HOA and Taxes
Homeowners in Sawyer Ranch, sometimes called the Vistas of Sawyer Ranch, are required to be members of the Sawyer Ranch HOA. Dues in January 2013 are $330 each six months. The HOA takes care of the Sawyer Ranch amenity center featuring a swimming pool, fenced children's play area, covered patio with outdoor fireplace & barbeque area, large clean restrooms and a fenced play area for children.
Tax rates in Sawyer Ranch are set primarily by the Dripping Springs ISD and Hays County. 2011 rates totalled around $2.19 per $100 of assessed property value.
