The Neighborhood: A view of the Rough Hollow neighborhoodRough Hollow is a very nice, upscale, resort-type neighborhood in the Hill Country west of Austin. This neighborhood offers fantastic views and amenities, and more than a few options for new construction and resale market homes. 

Homes in Rough Hollow come in quite a range of prices, sizes and features, and are located in distinct neighborhoods (The Bluffs, The East Rim, Water's Edge, The Overlook, The Woodlands, Cypress Ridge, e.g.) within the subdivision. Each of these neighborhoods has different features that appeal to different buyers.

Semi-Custom Homes: In June 2011, four "semi-custom" builders are adding feature-packed homes to the lovely landscape in Rough Hollow. These include Scott Felder, Standard Pacific, Grand Haven and Coventry Homes. Home base prices start in the $280's and run up to almost $400k. Of course, elevation, lot and home upgrade options add to these prices. The home models available have living spaces as large as 4,121 sq. ft., and as small as 1,863 sq. ft.

Custom-built Homes are also available in Rough Hollow, at prices starting in the $500's. Buyers can work with one of seven builders to create a home design to suit their fancies and finances. As can be seen in the table above, some of the custom homes built in Rough Hollow have over 8,000 sq. ft. of living space.

Two other options for living in Rough Hollow are the Presidential Villas and patio homes.

Rough Hollow and Area Amenities

Location: The beautiful Rough Hollow pool and pavilionRough Hollow is being developed on close to 1,800 lovely Hill Country acres on the west side of Austin, Texas. The drive from Austin (via RM-2244) allows for a pretty short commute to jobs and other great features in the Austin area. The development is also just a few miles from the main part of Lake Travis and Mansfield Dam.

The Rough Hollow Yacht Club and Marina is one of the highlights of Rough Hollow, especially for homeowners who want in-community access to Lake Travis. This grand facility features a lakeside pool, pavilion, restaurant, work-out facility, convenience store and fuel depot.

Golf Courses: Homeowners can join two top-notch affiliated country clubs, Flintrock Falls (a Jack Nicklaus design) and The Hills (former home of the PGA Champions Tour yearly event). In addition to these, golfers can play at the nearby Falconhead, Live Oak and Yaupon courses. Other nearby top-notch clubs include the UT Golf Club (private, Steiner Ranch), Avery Ranch Golf Club and the Barton Creek courses (also private).

Aviation and Tennis: The Lakeway Air Park (4,000 ft. runway) and the Lakeway World of Tennis are both located near Rough Hollow.

Shopping: You will find plenty of shopping venues in the area, including the new Hill Country Galleria development and the Shops at the Galleria (both in Bee Cave), and other retail developments along RR 620 in Lakeway.

Rough Hollow Homeowners Association ♦ Taxes

Membership in the Rough Hollow Homeowners Association (HOA) is mandatory. 

Tax rates in Rough Hollow in 2010 totalled around $2.92/$100 of property value. Taxing authorities include Travis County, Lake Travis ISD, Travis County MUD No. 11, the City of Lakeway, and the Travis County hospital and emergency service districts. Please verify current taxes and tax rates before purchasing a home.

Public Schools for Students ♦ Rough Hollow

The Rough Hollow subdivision is located within the boundaries of the Lake Travis Independent School District, making the neighborhood a top choice for area homeowners. In the summer of 2011, students were assigned to attend the following schools:
