Reunion Ranch is a Southwest Austin-Dripping Springs single-family residential real estate development by Taylor Morrison Homes. The installation of the subdivision infrastructure (streets, electricity, water, etc.) was begun in 2012, opening the way for home construction. In January 2016, a lot of homes have been completed or are in various stages of construction. When the subdivision is built out there will be 437 single-family homes in the Reunion Ranch community. A new section with three new model homes is active in early 2016.
The builder has offers nearly 30 different 1- and 2-story models in the Haven (60' lots), Vistas (70' lots) and Domain (90' lots) sections of Reunion Ranch. These homes range in size from 2,064 sq. ft. to 4,200 sq. ft. of air-conditioned living space. In January 2016, base prices for these homes (before any buyer upgrades, lot premiums, etc.) began at $351k and moved upward from there to over $553k. Buyers can expect prices in the low $400's to the $600's.
Reunion Ranch homes will have many standard (included) features that enhance their owner-enjoyment and livability. All but one of the homes have 4 bedrooms, and all of the homes will have 3-car garages! The standard features include those that will make the homes energy efficient (including 16-SEER air conditioning, radiant barier roof decking), gourmet kitchens (with granite countertops, SS appliances), full sprinkler systems, 8' leaded glass entry door, and much more! Purchasers will also be able to upgrade their homes with additional features to better match their lifestyles.
Homes in this master-planned development will be built on 60', 70' and 90' lots, all of which back to greenbelt areas. Owners will enjoy lovely Texas Hill-Country views, hike-and-bike trails and a state-of-the-art amenity center. This neighborhood center will feature a large, gated pool area, playscapes for the kids, sport courts and facilities for other family-style activities.
Shopping, Taxes and Other Reunion Ranch Information
Families living in Reunion Ranch will be close to shopping, entertainment and outdoor venues. Residents can travel via Mopac or FM-1826/W. Slaughter Ln. to retail developments in Circle C Ranch (Escarpment Village, Parkside Village), to the Shops at Arbor Trails at William Cannon and Mopac, to several in the Sunset Valley area, to the Barton Creek Square Mall, and to the Southpark Meadows complex at IH-35 and W. Slaughter Ln.
Travel is fairly simple (depending on traffic!) to jobs and entertainment in the Downtown Austin and South Congress (SOCO) areas. Attractions such as the Lady Bird Johnson Wildflower Center, the Veloway, Parks like Dick Nichols, Metro (Circle C Ranch) and Zilker Park are all south of the river. It is a short drive to the Grey Rock Golf Club from Reunion Ranch.
Membership in the Reunion Ranch HOA (Homeowners' Association) is mandatory.
Reunion Ranch homeowners will pay property taxes at tax rates set by governing entities such as the Dripping Springs ISD, Hays County and Reunion Ranch WCID. 2015 tax rates totalled $2.97/$100 of property value.
Basic utilty services will be provided by the Reunion Ranch WCID (water and sewer, none of the lots will have septic tanks), the Pedernales Electric Cooperative and Texas Gas Service.
Public Schools for Reunion Ranch Students
Students who live in the homes in Reunion Ranch attend schools of the Dripping Springs Independent School District. Since new schools are built occasionally and attendance lines are redrawn, prospective homebuyers and parents should verify current school assignments with the Dripping Springs ISD.
