This "pocket" neighborhood of just 34 homes was developed in early 2013 by Meritage Homes, a well-known home builder in the Austin area. Quaint and cozy, anyone?

The design of these homes included a strong focus on energy efficiency. Some of the key features were low-E3 vinyl windows, 14-SEER HVAC systems, and great insulation. Buyers could choose from 9 plans with just over 1,400 sq. ft. to 3,090 sq. ft., with 3-5 bedrooms and up to 3.5 baths.

A number of upgrade options were available for purchasers who wanted to personalize their homes.

Several of the lots in this 34-home neighborhood back to greenbelt areas that allow owners to have more-than-usual privacy and views.

With its several entrances in the Bauerle Ranch and Estates of Bauerle Ranch neighborhoods, the 306-acre Slaughter Creek Greenbelt on the SW side of the Reserve at Lynnbrook offers hiking and exploring opportunites for residents. Access to the 344-acre Mary Moore Searight Park, also operated by the City of Austin, with its pool, playgrounds, disc-golf course, hiking trails, and many other features, is also easy from W. Slaughter LN. 

Prime shopping centers in the area include Tanglewood Village (Manchaca Rd. and W. Slaughter Ln.), the very popular Southpark Meadows development (W. Slaughter and IH-35), and the Shady Hollow Village (Brodie Ln. and W. Slaughter Ln.). A short drive will get you to many other places for shopping, eating out and entertainment.

Those who want to golf in the SSW Austin area can go to the public courses of the City of Austin (Kizer and Clay), the Grey Rock Golf Club at Circle C Ranch, and the Plum Creek Golf Club in Kyle.

The key roads for those living in the Reserve at Lynnbrook are IH-35 and Mopac. From these two roads, you can get to Downtown Austin, the ABIA Airport, the Hill Country Galleria, Zilker Park, Cabela's (Buda) and many other popular destinations. 

Reserve at Lynnbrook Austin ♦ Homeowners' Association (HOA)

Membership in the Reserve at Lynnbrook HOA is a requirement for homeowners. Duties of the HOA are to oversee common areas, deed restrictions, etc. There are no community "amenities" in the Reserve at Lynnbrook.

Taxes paid by homeowners are currently based on a total tax rate in 2019 of $2.1449/$100 of property value. The primary taxing entities are the City of Austin, the Austin ISD and Travis County.
