A view of homes going up in Lynnbrook 78748Lynnbrook, a small neighborhood with 25 homesites, is being developed by Pulte Homes in 2016. Pulte is a recognized name in Austin real estate (also built in nearby Searight Village The Hollow at Slaughter Creek).  

Pulte offered two plans for its homes in Lynnbrook: 1,803 sq. ft.) and 1,903 sq. ft.. Both are 2-story homes with varying elevations (exterior designs). The lots in Lynnbrook are typically 40' x 100', but that can vary depending on the location of the lot in the neighborhood. 

The design of these homes includes energy-efficient features like 14-SEER HVAC/heat pump, double-pane Low-E vinyl windows, radiant barrer in the attic, and programmable thermostat, for example. Interior features include ceramic tile flooring in the kitchen/dining, Whirlpool appliances, granite countertops and more.

Upgrade options were available for buyers to personalize the interiors of their homes. 

Lynnbrook South Austin ♦ Neighborhood & Area Amenities

Panoramic view of construction in the Lynnbrook subdivision in Austin 78748Lynnbrook has no conmmunity-provided amenities (pool, park, e.g.). It is located near to a number of parks, shopping venues, and recreational outlets, as well as key thoroughfares for getting "there" from this location.

The primary roads for getting around from Lynnbrook are W. Slaughter Ln. (E-W corridor) which leads to either Mopac (Loop 1) and IH-35. Using these roads or others like S. 1st St, Manchaca Rd. or Brodie Ln., travelers can navigate to Downtown Austin, the ABIA Airport, the Hill Country Galleria, the Barton Creek Square Mall, Zilker Park, Cabella's (Buda) and many other popular destinations.

Park facilities include the 306-acre Slaughter Creek Greenbelt on the SW side of Lynnbrook offers hiking and exploring opportunites for residents. For those who want to swim, picnic, play a round of disc golf, hike, etc., the 344-acre Mary Moore Searight Park, (a City of Austin operation) is also close by. 

Shoppers have many options in the South and Southwest Austin area. The closest to Lynnbrook is Tanglewood Village (at Manchaca Rd. and W. Slaughter Ln.). There are also the Shady Hollow Village at (Brodie Lane and W. Slaughter), and the large and popular Southpark Meadows center (at the intersection of W. Slaughter and IH-35). A short drive will get you to many other places for shopping, eating out and entertainment.

Golfers can choose from these City of Austin courses: Roy Kizer, Jimmy Clay and the Grey Rock Golf Club at Circle C Ranch. Also, just south of Lynnbrook in Kyle is the Plum Creek Golf Club.

Lynnbrook Austin ♦ Homeowners' Association (HOA), Taxes & Utilities

Membership in the Lynnbrook HOA is a requirement for homeowners. Duties of the HOA are to oversee common areas, deed restrictions, etc. There are no community "amenities" in Lynnbrook. These homes are legally site condos.

Taxes are paid by homeowners annually. The primary taxing entities are the City of Austin, the Austin ISD and Travis County. Primary utilities are provided by Austin Energy (electricity), the City of Austin (trash, water and waste water) and Texas Gas (natural gas).
