Independence ♦ Subdivison Development

The development of Independence by Newmark Homes began in 2007. When completed it will have a total of 233 single-family homes. Over half of the units have been sold in mid-May 2011. 

Since August of 2009, the subdivision is being developed by Scott Felder Homes, a longtime player in Austin real estate. Scott Felder has also taken over the development of the Meadows at Double Creek, also in South Austin.

Independence Subdivision ♦ Homes ♦ Homeowners Association (HOA)

The homes in Independence Park are actually single-family detached condominiums. The homeowners own the building and the land beneath it, and are responsible for upkeep of the condo and the back yard. The Independence condo association (HOA) takes care of the front and side yards of the homes and other common areas of the subdivision. Fees in May 2011 were $80/month.

The trail that runs through Independence Park in South AustinIn May 2011, there are 6 different home models available in Independence. They have from 1,265 to 2,223 sq. ft. of living space and range in base price from $221,990 to $260,990. Plans and prices may change.

Independence Park homes have a classic style reminiscent of a day gone by when homes had front porches. They are painted in various pastel shades. The old style is not evident in the interior features of the homes. They are thoroughly modern homes with many standard features including granite countertops and ceramic backsplashes in the kitchens, 8' inside doors, front and side sprinkler systems, and energy efficiency features that include Low E2 windows, 14.0 SEER efficiency Carrier A/C systems, and radiant barrier roof decking. The homes have single car garages. Parking on the wide streets of Independence is allowed only on one side of the street.

Independence ♦ Neighborhood Features

Independence has a lengthy running and walking trail that runs through its middle, and a lovely pond and water feature at the main entrance. The neighborhood is beautified by its many trees, well-kept Bermuda lawns and manicured wide streets.

The City of Austin's Garrison Park is located just across Manchaca Road from Independence Park. Its features include a large swimming pool, picnic facilities and play equipment for kids.

Public Schools for Students ♦ Austin's Independence Park

The children of residents of the Independence subdivision learn the 3 R's in schools operated by the Austin Independent School District (AISD). The schools assigned to this neighborhood for the 2011-12 school year are:

  • Middle School: Covington (Grades 6-8 ♦ 3700 Convict Hill Rd., Austin, TX 78749 ♦ 512/414-3276)

Parents and potential home owners should verify school assignments with AISD since they can be modified from time to time.
