Begun in 2010, this pocket of cottage homes and garden homes is finding its appeal with buyers who want the conveniences and location of South-Southwest Austin, but not so much the usual cost of maintaining a home in this area. The homes are being built by builder Wes Peoples Homes.

Former model home in the Gabardine subdivision in South-SW Austin, TX 78748.The development of the Gabardine Cottages was completed in 2015. There are 53 single-family cottage homes, which are legally described as condos. Features include building insurance (provided through the Gabardine HOA), fenced, no-maintenance yards and exterior, a private 13-acre park and wide streets. Owners must provide their own contents insurance.

The builder offered Gabardine Cottage designs with 1-3 bedrooms and 1-2.5 baths with living spaces that range from 1,057 sq. ft. to 1,518 sq. ft. These include a single 1-story plan and several 2-story layouts. Buyers can choose from a number of upgrade and elevation options.

Gabardine Gardens Condo Homes

Sign at the entrance to Gabardine Gardens in S-SW Austin.Phase 2 of this development, called Gabardine Gardens, is ongoing in 2017. It is located to the west of the Gabardine Cottages. This new section, when completed, will have 92 detached, single-family condo homes. Many of the lots in Gabardine Gardens back to greenbelt areas.

 

There are 6 different floor designs in the Gardens section. They include both single-story plans with 3 bedrooms and 2 baths, and two-level plans with 3-4 bedrooms and 2.5-3.5 baths. Living space in these homes ranges from 1,579 to 2,485 sq. ft. There are upgrade options available to home buyers for personalizing their homes. Base prices for these homes start in the mid $280s (January 2017).

Features of Gabardine in Southwest Austin

The Gabardine development has a recreation center with a pool for neighborhood play and gatherings. It is located in the Gardens section.

This neighborhood is well-located: near schools, places to eat out, shopping centers, public parks, golf courses and key roadways. From Gabardine, you can get to where you want to go pretty easily.

Property tax rates in Gabardine are similar to most other area neighborhoods. In 2016, the rates were $2.23/$100 of property value. Taxes are assessed by the Austin ISD, Travis County, the City of Austin and other entities.
