Gabardine in described in its developer marketing materials as "a tailored little pocket of Shady Hollow." Begun in 2010, this pocket of cottage homes and garden homes is finding its appeal with buyers who want the conveniences and location of South-Southwest Austin, but not so much the usual cost of maintaining a home in this area. The homes are being built by builder Wes Peoples Homes.

Gabardine Cottages Southwest Austin ♦ Homes & Features
The development of Phase 1 of Gabardine (Gabardine Cottages) is continuing in early 2013. When completed there will be 53 single-family cottage homes, which are legally described as condos. Features include building insurance (provided through the Gabardine HOA), fenced, no-maintenance yards and exterior, a private 13-acre park and wide streets. Owners must provide their own contents insurance. The cost of the required membership in the Gabardine HOA is $160/month.
The builder offers Gabardine Cottage designs with 1-3 bedrooms and 1-2.5 baths with living spaces that range from 1,057 sq. ft. to 1,518 sq. ft. These include a single 1-story plan and several 2-story layouts. Base prices started in the $170's when this information was updated in February 2013. Buyers can choose from a number of upgrade and elevation options.
Gabardine Gardens Condo Homes
Phase 2 of this development, called Gabardine Gardens, is in its early stages in February 2013, with a few new homes under construction. It is located to the west of the Gabardine Cottages. This new section, when completed, will have 92 detached, single-family condo homes. Many of the lots in Gabardine Gardens back to greenbelt areas.
There are eight different home designs in the Gardens section. They include two single-story plans with 3 bedrooms, 2 baths, 2-car garages, and 1,579-1,691 sq. ft. of living space. The other six designs have two stories, 3-4 bedrooms, 2.5-3.5 baths, and 1- to 2-car garages. Size options range from 1,986 to 2,303 sq. ft. Base prices in the Gardens start at $267,900. There are many upgrade options available to home buyers for personalizing their homes.
HOA fees in this section of the community are the same as in the Cottages section, but do not include water service.
Features of Gabardine in Southwest Austin
The Gabardine development will have a recreation center with a pool for neighborhood play and gatherings. It will be located in the Gardens section.
This neighborhood is well-located: near schools, places to eat out, shopping centers, public parks, golf courses and key roadways. From Gabardine, you can get to where you want to go pretty easily.
Property tax rates in Gabardine are similar to most other area neighborhoods. In 2012, the rates were $2.38/$100 of property value. Taxes are assessed by the Austin ISD, Travis County, the City of Austin and other entities.
