Model home in the Gabardine subdivision in South-SW Austin, TX 78748.Gabardine in described in its developer marketing materials as "a tailored little pocket of shady hollow." Begun in 2010, this pocket of cottage homes is finding its appeal with buyers who want the conveniences and location of South-Southwest Austin, but not so much the usual cost of owning a home in this area.

 

The development of Phase 1 of Gabardine is in progress. When completed this phase will have 53 single-family cottage homes. These homes are actually legally described as detached condos (sometimes called site condos).

 

Phase 2, which will be located to the west of the current development, will have a pool and community center.

If you are in the market for a new or recent construction condo home in the Baranoff-Bailey-Bowie schools area of S-SW Austin, this small development may be for you! Residents of Gabardine live in a gated community that features building insurance that is provided through the Gabardine HOA, fenced, no-maintenance yards and exterior, a private 13-acre park and wide streets. Owners must provide their own contents insurance. The cost of the required membership in the Gabardine HOA is currently $155/month. 

The builder, Peoples Homes, currently (11/2011) offers 13 floor plans that have 2-4 bedrooms and 1-3 baths with living spaces that range from 1,057 sq. ft. to 2,152 sq. ft. These include a couple of 1-story plans and several 2-story layouts. Base prices when this information was posted (November 2011) range from $170k and to the mid $240's. Condo home buyers can choose from a number of upgrade and elevation options.

These condo homes in Gabardine have many standard features that today's new home buyers want. Of course, there are those that make the homes energy efficient. Homes currently for sale include features like granite countertops, SS appliances, custom cabinets and more!

This neighborhood is well-located: near schools, places to eat out, shopping centers, public parks, golf courses and key roadways. From Gabardine, you can get to where you want to go pretty easily. Visit or commute to Downtown Austin on Mopac or via IH-35.
