Homes located in the Hill Country west of Austin come at a higher price, with average sales prices in the neighborhood of $500,000. Falconhead is a very nice, upscale neighborhood in the Hill Country west of Austin. The original development, begun in 2003 when the golf course was opened, was carved out of 442 acres of Hill Country real estate and provides homesites with greenbelt, golf course and other scenic views. Development of Falconhead West by Taylor Morrison, Ryland and Drees Custom Homes began in 2007. Falconhead West rests covers 375 acres, and includes 60’, 70’ and 80’ homesites.

Buyers in Falconhead can choose from a wide range of home sizes and home prices, making it accessible to a wide range of families. The homes in Falconhead range in size from just under 1,900 sq. ft. to over 5,000 SF. Prices begin in the upper $200's and stretch up to over $900K.

Falconhead Golf Club

Golf here at Falconhead Golf Club!In addition, the Falconhead subdivision is a golf community, built around the Falconhead Golf Club. This course is the first PGA Tour Signature Series Course in the USA. The course is a public daily-fee course. There are five sets of tee boxes on the course (7,302 to just over 5,300 yards). Golfers of all skill levels can play the course, which is marked by rolling terrain, trees, creeks and streams. There are a number of other private and public golf courses nearby, including several at Barton Creek and in Lakeway. 

Falconhead Area Amenities

Falconhead is located about 16 miles from Austin (via RM 2244), making for a pretty short commute to jobs and other great features in the Austin area. The neighborhood is also close to plenty of shopping, including the new Hill Country Galleria development and the Shops at the Galleria (both in Bee Cave), and other developments along RR 620 in Lakeway. Falconhead is also just a few miles from the boating and fishing opportunities on Lake Travis, and from Dripping Springs and other Hill Country locations.

Falconhead Homeowners Associations ♦ Taxes

Membership in one of the Falconhead Homeowners Associations (HOA) is mandatory. The Falconhead West HOA and the Spillman Ranch (Falconhead) HOA are managed by Southwest Management Services.

2009 tax rates in Falconhead totaled just less than $2.00 per $100 of property value, very low for the Austin area. Taxing authorities include Travis County, Lake Travis ISD, WCID 17, the Village of Bee Cave, and the Travis County hospital and emergency service districts. Please verify current taxes and tax rates before purchasing a home.

The Falconhead subdivision is located within the boundaries of the Lake Travis Independent School District, making the neighborhood a top choice for homeowners. The Lake Travis High School football team has won three consecutive Class 4A state championships (2007, 2008 & 2009.
