Sell Your Falcon Pointe Pflugerville Home Features ♦ Falcon Pointe NeighborhoodFalcon Pointe History and BuildersThe Falcon Pointe neighborhood is being developed by Newland Communities on 700 acres of east Pflugerville and Travis County real estate. (Newland is developing the Round Rock community Teravista.) The result is a lovely community with features and amenities not found in your average subdivision. A few homes were built in Falcon Pointe in 2000-2001. Most of the home of home building in the subdivision began in 2002. Falcon Pointe builders have included Taylor Morrison, Highland, Kimball Hill and Meritage Homes. In February 2009, the key builder was Meritage Homes. In March 2009 two new home builders began work in Falcon Pointe: D.R. Horton and Lennar. D.R. Horton is building homes in a new section on the north side of the subdivision. These homes begin in the $170's. Lennar's homes will be added on the south side of Kelly Lane, and will start beginning at around $225K. New home development in Falcon Pointe, as in most of the greater Austin, Texas area, is much slower than in 2007-2008. Buyers in Falcon Pointe can choose from a wide range of homes: new and resale, sizes from around 1,500 sq. ft. to over 4,600 sq. ft. The prices of homes sold in 2008 ranged from $156,000 to $315,000, making Falcon Pointe accessible to a wide range of family budgets. Falcon Pointe Pflugerville ♦ Subdivision Amenities The Residents' Club: The Falcon Pointe neighborhood has quite a menu of amenities for its residents to enjoy. These include the Falcon Pointe Residents’ Club (a resort-style club that features swimming pools, outdoor pavilion with fireplace and picnic tables, recreational fields with a beautiful gazebo, playroom for children, large and comfortable gathering room with fireplace and TV, 24-hour fitness center, basketball and tennis courts, kitchen and more).Other amenities include parks and picnic areas in various sections of the Falcon Pointe neighborhoods, a pond with running trails, and a disc golf course. Golf: In addition, the Falcon Pointe subdivision is located adjacent to the Blackhawk Golf Club. This public course is an 18-hole links-style championship layout that is designed to challenge golfers of every skill level. The course has four sets of tees that make it play from 5,507 yards to 7,072 yards. If you are looking for a course without trees, water hazards and sand traps, then forget about playing Blackhawk, which has plenty of these. The course also features a clubhouse and practice facility, and is the key feature of the Blackhawk residential neighborhood. Green fees range from $32 on Monday through Thursday, $35 on Fridays, to $44 on weekends and holidays. Twilight rates are available. Shopping: In the past, shopping has been a bit of a challenge for Falcon Pointe residents. That is changing with the development of the new Stone Hill Town Center at SH-130 and SH-45 (just west of Falcon Pointe). A Home Depot is already open. New stores nearing completion in February 2009 include Target and Best Buy. There is also a Super WalMart near the neighborhood (FM 685). Access to shopping centers in nearby Round Rock, much of it centered at I-35 and SH-45, is greatly improved via the new SH-45 expressway.
Access to Austin and Points Beyond: Falcon Pointe is located about 23-25 miles from downtown Austin, making for a reasonable commute to jobs and other great features in the Austin area. There are several paths to Austin: SH-45 to I-35, SH-45 to Mopac, or SH-130 to US-290. Austin Bergstrom International Airport (ABIA) is located about 25 miles from Falcon Pointe (via SH-130). Falcon Pointe Subdivision ♦ Home Owners Association ♦ TaxesThe Falcon Pointe Home Owners Association: Membership in the Falcon Pointe Home Owners Association (HOA) is mandatory. The fees currently (2/09) are $53.50/month. The HOA maintains a Falcon Pointe community website.
Real Estate Taxes in Falcon Pointe: Because there is a municipal utility district (Travis County MUD #15) that handles water and sewage service for Falcon Pointe, taxes are higher in Falcon Pointe than in many area neighborhoods. In 2008, the total tax rate for Falcon Pointe real estate totaled $2.9466 per $100 of property value. Taxing authorities include Travis County, Pflugerville ISD, the City of Pflugerville, MUD #15 and the Travis County hospital and emergency service districts. It is wise to confirm the taxes to be paid before purchasing a home. Owner residents also need to file for the homestead tax exemption, and check for any other exemptions that may be available (senior citizen, e.g.).
