    • The Estancia Hill Country subdivision is located at the southern edge of South Austin on the west side of IH-35. From Austin, take the Onion Creek Parkway exit (#225) and continue on the IH-35 feeder to the subdivision entrance on the right. Turn right into Estancia, and the Enclave at Estancia is "dead ahead." The community also has an exit/entrance at Old San Antonio Rd.

Estancia Hill Country is a large master-planned development of almost 600 acres of the former Heep Ranch by developer Stratford Land Company. 

The grand vision for Estancia Hill Country includes a mix of retail, mixed-use, apartments & townhomes, office space, a hotel and hospital facilities. As part of the development agreement with the City of Austin, Stratford Land will set aside land for the city to have a fire station, CapMetro Station, and parks and trails throughout the development. Completion of the work in Estancia Hill Country will take a number of years.

Initially, this development began with single-family residences built by Lennar Homes. Lennar is currently (August 2020) building in a new phase of Estancia. M/I Homes began a new section of the development in the summer of 2020.

Estancia Hill Country ♦ Builders and Homes

Homes in Estancia Hill Country are being built by two well-known Austin-area builders: Lennar Homes (the original builder) and M/I Homes.

Lennar, in early 2020, began a new section of homes (Phase V) on the north side of the Enclave at Estancia. These homes come from Lennar's Brookstone II series. In August 2020, base prices for these plans begin at $355k and stretch up to $409k. Sizes range from 1,843-2,659 sq. ft., though two of the single-story plans allow for the addition of a second story. Buyers can opt for a home with 3 beds and 2 baths or a home with up to 5 bedroom and 4 bathrooms. All of Lennar's homes in Estancia have 2-car garages. 

Homes in the Estancia NeighborhoodLennar's "Everything's Included" features include the homes being Wi-Fi Certified and several smart-home devices (Echo Dot, Ring Pro video doorbell, a Schlage Encode smart lock and a Honeywell T6 Smart thermostat. There are many standard features also, like full irrigation. 30-year dimensional shingles, garage door opener, 16-SEER HVAC system, GE Stainless Steel appliances, and 2" faux wood blinds. 

Homebuyers will have many other design options for enhancing and personalizing their homes.

M/I Homes, in August 2020, is installing the infrastructure for a new phase of Estancia called the Hills at Estancia. This phase is located on the south side of the community. Homes are currently being sold from the model in nearby Bear Creek Crossing.

Rendition of the new sign at the Hills at EstanciaThe plans for these residences include four single-story and three 2-story homes that range in size from 1,402 to 2,435 squqre feet of living space. Base prices in August 2020 range from $310,000 to $335,000. Buyers can choose from plans with either 2 or 3 bedrooms. A 4th bedroom option is offered on some of these plans.  

Standard (included) features in the Hills of Estancia include custom-made cabinets, stainless steel appliances, granite countertops, full sod and irrigation systems, and tankless water heaters. Homebuyers will have the option to visit the M/I Homes design studio to make additional selections for personalizing their homes.

The Estancia Hill Country residential area features a full amenity center with large and small pools, outdoor kitchen & grill area, fire pit, plenty of parking space and more!

Features in the area include those both north and south of Estancia. Shopping and eating establishments include those along IH-35 (Southpark Meadows, e.g.) to the north, and those in the Buda/Kyle/San Marcos area to the south (Cabela's outdoor sports, San Marcos Premium and Tanger Outlets).

Golfers will find courses like Plum Creek Golf Club (Kyle), the City of Austin's Jimmy Clay and Roy Kizer courses, and the Grey Rock Golf Club facility in the Circle C Ranch area. Downtown Austin is 14 miles north on IH-35, as are popular destinations like Zilker Park and Lady Bird Johnson Lake!
