Estancia Hill Country is a large master-planned development of almost 600 acres of the former Heep Ranch by developer Stratford Land Company. Initially, this development will begin with single-family residences built by Lennar Homes. Lennar will build a total of 385 homes in Estancia.
The grand vision for Estancia Hill Country includes a mix of retail, mixed-use, apartments & townhomes, office space, a hotel and hospital facilities. As part of the development agreement with the City of Austin, Stratford Land will set aside land for the city to have a fire station, CapMetro Station, and parks and trails throughout the development. Completion of the work in Estancia Hill Country will take 6-7 years.

The homes by Lennar Homes in Estancia Hill Country come from two different collections--the Brookstone II and the Vista II series. In January 2018, base prices for the 8 Brookstone II models begin at $320k, and stretch up to $372k. These homes (ranging in size from 1,597-2,803 sq. ft.) come in 3-4 bedroom sizes with up to 2-4 bathrooms, in either 1- or 2-story designs. The base prices for the 10 plans in the Vista II collection range from $382k to $474k. Homes in this series are either single-story or two-story, with 4-6 bedrooms and 2-4 baths.
