The Elm Grove subdivision in Buda was originally started by Green Builders, Inc., in 2008. Its vision was to develop a neighborhood that offered prospective home buyers affordable and eco-friendly home options in the Buda area. Homes in Elm Grove that were built by Green Builders have some unique features, including guttering systems that empty into rain-collection barrels.
The community is located adjacent to the Garlic Creek greenbelt and its 15+ acres of green space. It is expected to have some 320 homes when the 3 phases of the project are finished.
New homes in Elm Grove are now being constructed by a familiar Central Texas builder: Gehan Homes. Gehan offers two product lines: Premier and Classic in the neighborhood. In October 2011, consumers can choose their home from the 15 single- and two-story plans which have from 1,870 to 3,993 sq. ft. of living space. Base prices, not including any upgrades beyond the standard features, begin in the mid $170's and stretch to over $268k. The standard features, too many to list, include many that once were considered to be upgrades.
Elm Grove Buda ♦ Homeowner's Association, Amenities and Taxes
Membership in the Elm Grove Homeowner's Association is required. Fees run homeowners $240 annually (10/2011), and provide for the upkeep of Elm Grove common areas. The HOA is managed by Alliance Association Management.
The total property tax rate for Elm Grove owners in 2010 was approximately $2.32/$100 of property value as determined by the Hays Central Appraisal District. The three primary taxing entities are the school district, the City of Buda and Hays County.
Residents of Elm Grove have great access to the City of Austin (14 miles away) and to many local and nearby shopping facilities. These include the very popular Cabela's Outdoor Sports store, Super Wal-Mart, HEB grocery store, Lowe's, Home Depot and a number of recently-built "brand-name" eating places.
In addition, families can enjoy other features of the area, including the Southpark Meadows center in South Austin, the Tangier and Prime Outlet centers in San Marcos, and golf clubs like Plum Creek and Grey Rock GC (Circle C Ranch).
Residents can also enjoy the historic downtown City of Buda and the multi-featured public parks that it owns and operates.
