Cherry Creek Homes

The Cherry Creek neighborhood was developed over a period of over 30 years, from 1965 through 1998. As the development grew southward from its beginnings on the north side of One view of the Cherry Creek neighborhood: Austin, TX 78748William Cannon Blvd., some sections of the neighborhood did not connect with each other. Why? One section of Westgate Blvd. (also commonly referred to as West Gate Blvd.) was not completed. In late 2011, an extension of Westgate Blvd., which will join the previously-built sections of this road, is in progress.

Prospective Cherry Creek homebuyers can expect to find a wide variety of 1- and 2-story, 3-and 4-bedroom home choices in Cherry Creek, at prices ranging from the low $100's to the mid-$260's and above. These homes can be as small as around 900 sq. ft. or as large as 3100 sq. ft. Depending on your needs and budget, you can find a home in Cherry Creek to suit.

Cherry Creek Austin Amenities and Shopping

Those who live in Cherry Creek have a lot of choices for shopping and eating out. Probably most convenient to those who live in the south section are the retail centers along south Brodie Lane and W. Slaughter Lane. These include Shady Hollow Village and Tanglewood Village. On the northern side of the community homeowners have similar options available, including centers along Brodie Ln., William Cannon Blvd. and Westgate Blvd. The neighborhood is also close to additional retail centers like Southpark Meadows, Sunset Valley, The Shops at Arbor Trails and those at US-290/71 and Lamar Blvd.

These include the Mary Moore Searight and the Metro Park at Circle C Ranch, both on W. Slaughter Lane, the Dick Nichols Park on Beckett and Garrison Park on Manchaca Rd. Other options for enjoying nature include the Lady Bird Johnson Wildflower Center, the Veloway, a 3+ mile track for bicycling and rollerblading), and the Grey Rock Golf Club and other area golf courses.

The Cherry Creek development also includes a number of duplex and condo homes. These are not covered in this write-up, the stats given above, or in the homes for sale section below.

Cherry Creek Taxes & Utilities

The neighborhood is located wholly within the City of Austin and has the same tax rates as other nearby subdivisions. The prime taxing entities are Travis County, the Austin ISD and the City of Austin. Cumulative tax rates in late 2011 were around $2.32/$100 of assessed property value. Utilities such as water, sewer, trash pick-up and electrical services come through the City of Austin.

There is no mandatory HOA membership in most of Cherry Creek. Buyers of homes in Sections 14, 16 and 17, built on south side of the neighborhood along West Gate Blvd., are required to maintain a membership in the Tanglewood Oaks HOA.

Public Schools for Students Cherry Creek Subdivision

The Cherry Creek subdivision covers a large area of South Austin, meaning that the school attended by a Cherry Creek student depends on where the property is located. When this page was posted in December 2011, students were assigned to attend one of these schools of the Austin Independent School District:

Since school attendance boundaries are redrawn occasionally, prospective homeowners should verify current schools with the Austin ISD.
