Castlewood Forest Subdivision South Austin 78748
The first homes in Castlewood Forest were completed in 1968, and nearly all of the homes were built by 1977. A few homes were added to the neighborhood through 1985.
Castlewood Forest homes were built on "old-timey" 90' to 110' wide lots that have a depth of 125' to 150' or more. With this much room, buyers get a typical 0.30-0.40 acre spread to enjoy. On this size lots, homes tend to be predominantly 1-story construction, but there are a number of 2-level homes in the mix. Add to this space the great number of trees in the neighborhood, and you have an opportunity for living in very lovely setting that is not far from Downtown Austin.
Homes tend to sell relatively quickly in Castlewood Forest. Sales prices of 21 homes sold over the 2-year period ending Dec. 2012 averaged nearly $240,000. Properties sold from 2008-2012 ranged in size from 1,574 sq. ft. to nearly 3,000 sq. ft of living space. Many of these homes sport modern improvements and upgrades.

This neighborhood does not have its own amenity center, but it is conveniently located near a number of public parks that feature trails for jogging and biking, disc golf, swimming pools, ponds, sports courts, picnic areas, and playgound equipment for children. These parks include Mary Moore Searight Park (W. Slaughter Ln.), Dittmar Park (W. Dittmar Rd.) and Garrison Park (Manchaca. Rd.).
Castlewood Forest is also near plenty of South Austin shopping, much of which has been added to the area in the past several years. One center that has been around a number of years is Tanglewood Village (HEB, McDonalds). Other key centers include the newish and still growing Southpark Meadows development at IH-35 and W. Slaughter Ln. (WalMart, Target, Sam's, and much more), and the Shady Hollow Village at Brodie Ln. and W. Slaughter.
Homeowners in Castlewood Forest have good access to points north via Manchaca Rd., and to both Mopac and I-35. Downtown Austin and all it offers in the way of entertainment, jobs, parks, things to see, etc. is a short drive away, as are Cabella's in Buda and the San Marcos outlet centers.
Castlewood Forest Subdivision ♦ Neighborhood Association Information ♦ Taxes
Castlewood Forest does not have a mandatory-membership HOA. It, along with the neighboring Oak Valley subdivision, does have a neighborhood association that owners can voluntarily join to help preserve the neighborhood. The cost of membership in the Castlewood-Oak Valley Neighborhood Association is $10 annually.
Tax rates in Castlewood Forest run around $2.38/$100 of appraised property value. Taxes are primarily assessed by the Austin ISD, Travis County and the City of Austin. Basic utilities services are provided through the City of Austin. This does not include phone or cable services.
