Carpenter Hill Buda 78610 Subdivision Temporary Sales OfficeThe Carpenter Hill subdivision in Buda is being developed by Perry Homes, an experienced new home builder in the Austin, TX area. Intrastructure for the first section of the neighborhood was completed in late 2019. The initial section of the subdivision was opened for sales in December 2019. (The development will also have a commercial section on its front side.)

When completed, Carpenter Hill will have 205 single-family residences in four separate sections. Homes in Carpenter Hill are being built on 55-ft. wide homesites. Base prices for homes begin in the $390s. In late Decenber 2019, the design plans for four 1-story plans and one 2-story plan have been released. A total of 9 design plans are in the works. Square footages range fron 1,996 to 2,995.

Owner membership in the Carpenter Hill HOA (Homeowner's Association) is required. Fees will provide for the upkeep of the Carpenter Hill common areas, including a planned amenity center.

Owners are taxed based on the value of their properties. Tax rates for 2019 were set at $2.52/$100 of assessed value. The Hays CISD (school district), the City of Buda and Hays County are the primary taxing entities.

Residents of Carpenter Hill have access to many local and nearby shopping facilities. These include the very popular Cabela's Outdoor Sports store, Super Wal-Mart, HEB grocery store, Lowe's, Home Depot, and a growing number of "brand-name" and local eating places. Three new medical facilities, including the new Baylor Scott & White Hospital, are now open in Buda. The City of Austin is roughly 14 miles away.

Other features of the area include the Southpark Meadows shopping center in South Austin, the Tanger and Prime Outlet centers in San Marcos, and golf clubs like Plum Creek and Grey Rock (formerly known as Circle C Ranch GC).

Residents can also enjoy the historic downtown City of Buda and a number of multi-featured public parks that it owns and operates.

Carpenter Hill public school students attend schools of the Hays Consolidated Independent School District. Schools currently assigned include Carpenter Hill Elementary School, Dahlstrom Middle School, the newly-opened Johnson High School, and Jack C. Hays High School. Johnson High School has only 9th and 10th grades for its first year. Its first senior class will graduate in 2022. Prospective Carpenter Hill homeowners should verify current schools and other school information with HCISD.
