Carpenter Hill Model Home, Buda 78610 The Carpenter Hill subdivision in Buda is being developed by Perry Homes, an experienced new home builder in the Austin, TX area. The roads and intrastructure for the neighborhood are complete, including the extension the connects the neighborhood to the YMCA and Buda Sportsplex area. The subdivision was opened for sales in December 2019. (The development will eventually have a commercial section on its front side.)

When completed, Carpenter Hill will have 205 single-family residences in four separate sections. Homes in Carpenter Hill are being built on 55-ft. wide homesites. In July 2020, base prices for these homes begin in at $395,900 for the smallest and go up to $464,900 for the largest home. In early July 2020, a total of 10 design plans (seven 1-story and three 2-story) are available. Square footages range fron 1,996 to 2,942.

Interior touches include rocker light switches, bronze or nickel light fixtures, 42" cabinets, raised or shaker panel cabinet doors, granite countertops/stainless steel appliances/undermount kitchen sink and a pull-out faucet. Carpenter Hill homes are built to be energy efficient (16-SEER HVAC) and Rheem tankless water heater, e.g., and have 4-sides masonry construction, insulated garage doors and a stained front door with decorative glass options. The homes are covered by a 2-year limited workmanship warranty and a 10-year limited structural warranty. These warranties begin the day of closing.

Owner membership in the Carpenter Hill HOA (Homeowner's Association) is required. Annnual fees of $420 will provide for the upkeep of the Carpenter Hill common areas. A community ameninty center is not planned for Carpenter Hill residents.

New Homes Rising, Carpenter Hill BudaOwners are taxed based on the value of their properties. The Hays CISD (school district), the City of Buda and Hays County are the three primary taxing entities. The 2019 total tax rate is $2.52/$100 of assessed value).

Residents of Carpenter Hill have access to many local and nearby shopping facilities. These include the very popular Cabela's Outdoor World store, Super Wal-Mart, HEB grocery store, Lowe's, Home Depot, and a growing number of "brand-name" and local eating places. Three new medical facilities, including the new Baylor Scott & White Hospital, are now open in Buda. The City of Austin is roughly 14 miles away.

Other features of the area include the Southpark Meadows shopping center in South Austin, the Tanger and Prime Outlet centers in San Marcos, and golf clubs like Plum Creek and Grey Rock (formerly known as Circle C Ranch GC).

Residents can also enjoy the historic downtown City of Buda and a number of multi-featured public parks that it owns and operates.

Carpenter Hill Subdivision ♦ Public Schools

Carpenter Hill public school students attend schools of the Hays Consolidated Independent School District. Schools currently assigned include Carpenter Hill Elementary School, Dahlstrom Middle School, the newly-opened Johnson High School, and Jack C. Hays High School. Johnson High School will have 9th, 10th grades and 11th grades in the 2020-2021 school year. Its first senior class will graduate in 2022. Prospective Carpenter Hill homeowners should verify current schools and other school information with HCISD.
