Subdivision Location: The Aviara development is located just N of Old Bee Caves Rd. near the "Y" at Oak Hill. Take Hwy-71/Hwy-290 west from Austin, then turn N on Old Bee Caves Road (a short distance before you get to the "Y." The entrance to Aviara is at Aviara Drive. The model home is located at 7320 Highland Bluff Cove. Aviara is located due south of The Ridge at Lantana.

The Aviara neighborhood is being developed by Meritage Homes. (Note: The original developer was unable to continue building in Aviara when the economy went south beginning in 2007.) Aviara Austin will have about 56 units when the development is completed. Aviara is a gated community.
Features, Plans and Amenities ♦ Aviara Austin
Meritage plans to build a total of six floor plans in Aviara. They will have, per the builders plans, from 1,402 to 2,797 sq. ft. of living space. In May 2011, the base prices of these one and two-story homes in this gated community range from just under $200k to around $255k. Both builder plans and base prices are subject to change.
T hough these new homes are stand-alone single-family residences, they are described legally as site condominiums. Why? Builders can get more homes on the same plat with a condo-designation.
The exteriors of the homes feature stucco/stone elevations with 4 sides masonry. Since the development is being built atop a hill, some properties will provide their owners with some very nice Hill Country views.
Aviara homes are Energy Star qualified and have many standard design features. These include 8' insulated entry doors, 42" kitchen cabinets, double-paned low-E windows, radiant barrier roof decking, a GE appliance package, Moen plumbing fixtures and Bermuda grass yards. Upgrades to the standard features are available.

Membership in the Aviara HOA is required. Aviara has a small community pool for the enjoyment of owners, their families and their guests.
There are also plenty of nearby options for recreation, shopping, employment and entertainment. The neighborhood is very close to the newish AMD campus on the Southwest Freeway and to the Freescale Semiconductor plant on William Cannon Dr.
The primary providers of utilities for the neighborhood are the City of Austin (electricity, water, sewer and trash) and Texas Gas Service (natural gas). There are several options for phone, TV and internet service.
