Neighborhood Location: Avery Ranch is located in Williamson County on the northwest side Austin, just southeast of Cedar Park. Avery Ranch Blvd. (at US-183A) is the primary W-E thoroughfare through Avery Ranch. Residents can also take W. Parmer Lane north from RR 620/SH 45 to get into Avery Ranch from the south. With major traffic arteries so close to the neighborhood, access to jobs, shopping, entertainment and leisure time activities in the area is pretty straightforward.

Avery Ranch is a very nice, master-planned neighborhood in the Hill Country northwest of Austin. The first sales of homes in this beautiful 1,800 acre tract of Hill Country real estate began in 2001. Building of new homes is continuing in 2013, with a number of builders still at work in various sections of Avery Ranch. Avery Ranch is home to a growing number of families who enjoy the neighborhood and all it has to offer.
Avery Ranch Golf Club
One of the primary amenities of Avery Ranch is the Avery Ranch Golf Club, which was built on 226 acres that run along the northern side of Avery Ranch Blvd. It has holes on the west and east sides of Parmer Lane. Its 7,121 yard championship layout is open to the public. Its five sets of tee boxes enable golfers of all skill levels to try the challenges of a round of golf there. The club’s website has this description: “Avery Ranch is Hill Country Golf at its finest! Conveniently located in northwest Austin, in the heart of the Texas Hill Country, former Jack Nicklaus designer, Andy Raugust, blended a spectacular upscale golf course with natural limestone caverns, knobby live-oak trees, rolling hills, and meandering streams and lakes to create a golf experience that is unparalleled in the Austin area.” The golf course borders a 60-acre lake. Avery Ranch Golf Club has a 6,300 sq. ft. clubhouse with full-service restaurant and bar, 4,000 sq. ft. banquet facility overlooking the 18th green and fully stocked pro shop.
More Avery Ranch Neighborhood Features
Five community centers built on 17 acres of the neighborhood that feature pools, children’s play areas, tennis and basketball courts and more. The main (and large) amenity center covers 14 acres and is located on the side of Avery Ranch Blvd. just past Parmer Lane. It also has an outdoor amphitheater that is used for special events of interest to residents of Avery Ranch.
 Several miles of nature trails that enable Avery Ranch residents to hike and bike and to discover and enjoy the neighborhood’s beautiful, treed Hill Country setting. Avery Ranch is built in a number of individual neighborhoods along Avery ranch Blvd. These include The Highlands, The Landing, Granite Shoals, The Reserve (gated), Creekside, Parkside, and others.
Convenience to major employers like 3M, Freescale, National Instruments, Dell, IBM, the Leander Independent School District and Lakeline Mall.
Homes and condos in a wide range of sizes and prices, making Avery Ranch accessible to a wide range of families. Homes in Avery Ranch begin at around 1,400 sq. ft. (condos at 1,090 sq. ft.) and stretch to around 5,000 sq. ft. You can find Avery Ranch homes on the golf course and other sites with lake, greenbelt or golf course views.
There have been at least nine builders with projects scattered throughout Avery Ranch (Pulte, Partners in Building, D.R. Horton, Meritage, Ryland, Taylor Morrison, Drees Custom, Gehan and Wilshire Homes). New home prices start at less than $200K and range upward into the $800's.

Homeowners are required to maintain a membership in one of the Avery Ranch community HOA's. The HOA fee varies with the location and the type of property (condo, garden home, home, e.g.). These fees cover common expenses of the association, including administration and the maintenance and operation of Avery Ranch.
Real Estate Taxes ♦ Avery Ranch
2012 tax rates in Avery Ranch totaled around $2.71 per $100 of real estate property value. Taxing authorities include Williamson County, the City of Austin, either the Leander or Round Rock ISD, Upper Brushy Creek WCID, and the Austin Community College District.
