Model home in Avana-Esquel, Southwest AustinThis subdivision was begun by Standard Pacific Homes and had its grand opening in August 2011. CalAtlantic Homes replaced Standard Pacific Homes, then in 2019 was bought out by Village Builders (Lennar Homes). 

In February 2020, Village Builders offers plans beginning in the low $600s in the Avana Alviso 50s. These homes range in size from 1,864 sq. ft up to 3,121 sq. ft. Single and two-story floorplans are available. A new section of 70'-wide properties is in VB's plans.   

Homes in Avana can be personalized with the choice of different elevations, upgrades beyond the many standard ones, home size, greenbelt lots, etc. The homes are designed to be very energy efficient (radiant barrier roof decking, high-SEER A/C systems, insulated low-E windows, e.g.) and are stylish inside and out.

Avana Neighborhoods in Southwest Austin ♦ Location

Avana is located on the south side of SH-45 SW at Escarpment BLVD. The connection to Downtown Austin from Avana and SH-45 SW is via MOPAC. The newish extension of SH-45 SW connects the Avana residents westward toward Hays County. FM-1826 provides access to US-290 and other destinations on the west and south sides of Austin.

The neighborhood is close to a number of favorite S/SW Austin recreational outlets. These include shopping venues such as Escarpment Village in Circle C, The Shops at Arbor Trails on S. Mopac, and the Southpark Meadows center at I-35 and W. Slaughter Ln. The neighborhood is adjacent to the Grey Rock Golf Club (now owned by the City of Austin). Other area features include two large parks: Dick Nichols and Metro (in Circle C Ranch), the Lady Bird Johnson Wildflower Center, and the Veloway (for bicycling and rollerblading enthusiasts).

Avana Subdivision ♦ Taxes, HOA and Amenities

Tax rates for properties in the northern parts of Avana are comparable to those in other neighborhoods in the City of Austin. The primary taxing entities include Travis County, Austin ISD, and the City of Austin.

Tax rates on properties in the Hays County (southern) parts of Avana are a bit higher. The difference is primarily because of taxes levied by the Hays Consolidated ISD (see note at the end of this page about school attendance).

Membership in the Circle C Ranch HOA is required. Avana now has its own swimming pool and gathering area. Owners and their guests also have full access to the many other amenities of Circle C Ranch. These include the original swim facility (the Circle C Swim Center at La Crosse and Escarpment), a playscape and sports court, and additional park-playscapes in Vintage Place, Park Place and Wildflower Park.

A second multi-featured Circle C community center was completed in 2012. It is located on the west side of the Circle C Ranch at the intersection of La Crosse and Spruce Canyon. An additional Circle C Ranch swim center is located in nearby Grey Rock Ridge.

Avana Subdivision ♦ Public Schools for Students

School-age children living in the Avana neighborhoods learn the 3 Rs in schools operated by the Austin Independent School District. Prospective buyers should verify with the Austin ISD where their children will attend school, since the school attendance boundaries change from time to time. A new onsite elementary school is being built in Avana in January 2020. Worth noting is that the southern portion of Avana and a number of its properties are located in Hays County. NOTE: All Avana students currently attend schools in AISD.
