Model home in Avana-Esquel, Southwest AustinThis subdivision, being developed by Standard Pacific Homes on some lovely treed land, had its grand opening in August 2011.

In January 2015, homebuyers in the five Avana-related neighborhoods could choose from over 20 different floorplans that included both single- and two-story models. Base prices for homes in Avana started in the $350s and went to over $500k. Homesites in the Lantana section have 50' to 60' lot widths, while those while those in the Maravilla and Valencia sections have 70-75' wide lots.

The last available homes in the original Avana-Esquel section are being completed in late spring of 2015.

There are many options for personalizing the homes in Avana! These include different elevations, upgrades beyond the many standard ones, size choices to over 4,500 sq. ft., greenbelt lots, cul-de-sac lots, etc. The homes are designed to be very energy efficient (radiant barrier roof decking, high SEER A/C systems, insulated low-E windows, e.g.) and are stylish inside and out.

Avana Neighborhoods in Southwest Austin ♦ Location

Avana is located right off SH-45, which feeds Mopac and points north, including Downtown Austin, and FM-1826 which provides access to US-290 and other destinations on the west and south sides of Austin.

The neighborhood is close to a number of favorite S/SW Austin recreational outlets. These include shopping venues such as Escarpment Village in Circle C, The Shops at Arbor Trails on S. Mopac, and the Southpark Meadows center at I-35 and W. Slaughter Ln. The neighborhood is adjacent to the Grey Rock Golf Club (now owned by the City of Austin). Other area features include two large parks: Dick Nichols and Metro (in Circle C Ranch), the Lady Bird Johnson Wildflower Center, and the Veloway (for bicycling and rollerblading enthusiasts).

Avana Subdivision ♦ Taxes, HOA and Amenities

Tax rates in Avana-Esquel are comparable to those in other neighborhoods in the City of Austin (2014 rate was $2.46/$100 of property value). The primary taxing entities include Travis County, Austin ISD, and the City of Austin.

Membership in the Circle C Ranch HOA is required. When this page was updated in January 2015, the HOA fees were around $544/year. Avana now has its own swimming pool and gathering area. Owners and their guests also have full access to the many other amenities of Circle C Ranch. These include the original swim facility (the Circle C Swim Center at La Crosse and Escarpment), a playscape and sports court, and two additional park-playscapes in Vintage Place and Wildflower Park. Another multi-featured Circle C community center was completed in 2012. It is located on the west side of the Circle C Ranch at the intersection of La Crosse and Spruce Canyon.

School-age children living in the Avana neighborhoods learn the 3 Rs in schools operated by the Austin Independent School District. The assigned schools the 2014-2015 school year were:
