This subdivision, being developed by Standard Pacific Homes on some lovely treed land, had its grand opening in August 2011. In March of 2013, homebuyers in Avana-Esquel can choose from 10 different single- and two-story models that have base prices starting in the mid $330's and going up to the upper $390's.
Options for personalizing these homes are many, and include different elevations, upgrade beyond the many standard ones, size (1,921 sq. ft. to over 3,100 sq. ft.), greenbelt lots, cul-de-sac lots, etc. The homes are designed to be very energy efficient (radiant barrier roof decking, high SEER A/C systems, insulated low-E windows, e.g.) and are stylish inside and out.

Convenient Location: Avana-Esquel is located right off SH-45, which feeds Mopac and points north, including Downtown Austin, and FM-1826 which provides access to US-290 and other destinations on the west and south sides of Austin.
The neighborhood is close to a number of favorite S/SW Austin recreational outlets. These include shopping venues such as Escarpment Village in Circle C, The Shops at Arbor Trails on S. Mopac, and the Southpark Meadows center at I-35 and W. Slaughter Ln. The neighborhood is adjacent to the Grey Rock Golf Club. Other area features include two large parks: Dick Nichols and Metro (in Circle C Ranch), the Lady Bird Johnson Wildflower Center, and the Veloway (for bicycling and rollerblading enthusiasts).

Tax rates in Avana-Esquel are comparable to those in other neighborhoods in the City of Austin (2012 rate was $2.38/$100 of property value). The primary taxing entities include Travis County, Austin ISD, and the City of Austin.
Membership in the Circle C Ranch HOA is required. When this page was updated in January 2013, the HOA fees were around $544/year. Owners and their guests have full access to the many amenities of Circle C. These include an Olympic-sized swimming pool, playscape and sports court (Circle C Swim Center at La Crosse and Escarpment), and two additional park-playscapes in Vintage Place and Wildflower Park. Another multi-featured Circle C community center was completed in 2012. It is located on the west side of the Circle C Ranch at the intersection of La Crosse and Spruce Canyon.
