Kyle's Amberwood Subdivision ♦ Homes, Location, Features
The homes in Amberwood were built in the years 2003-2008 by Lennar Homes and Gehan Homes. Home-building in Amberwood was completed in 2009.
As with most new developments, the homes in Amberwood boast of many features that make them very livable. Home sizes range from less than 1,300 sq. ft. to over 3,700 sq ft. Both 1- and 2-story plans are available.
Amberwood's Location! between Austin and San Marcos-San Antonio
Amberwood is ideally located for the family that wants to live outside the Austin metro area, but close enough to enjoy all that Austin offers. Residents have prime access to IH-35, the main artery between San Antonio and Austin. For those who would rather travel around Austin, the new SH-130 toll road is just a few miles north of Amberwood. Get to the Airport, Round Rock or Georgetown without dealing with all the traffic and delays.
For shopping, check out the Home Depot and EVO Entertainment complex just across IH-35 in the Kyle Town Centre, and the Cabela's outdoors store just to the north in Buda. Travel south a short distance from Amberwood to three other large retail developments with popular big-box stores: HEB Plus, Target, WalMart SuperCenter & Lowe's (Kyle Marketplace, Kyle Crossing, The Village at Kyle). The Village at Kyle will is the home of the newish Seton Medical Center Hays which opened in late 2009. The very popular Southpark Meadows retail shopping center is located just a few miles to the north in South Austin. Amberwood residents are also a short drive from the San Marcos area and its famous Tanger and Prime Outlet centers.

Residents of Kyle's Amberwood subdivision are required to belong to the Amberwood Homeowners' Association.
As with other HOAs, the fees are used for upkeep of common areas. Amberwood residents enjoy the hot summer days in the swimming pool of the Amberwood community center.
Tax rates in 2016 were assessed at about $2.83/$100 of property value. The primary taxing entities include the City of Kyle, Hays County, and the Hays Consolidated ISD.

Children living in Amberwood go to schools operated by the Hays Consolidated Independent School District (HCISD). Parents are encouraged to verify current school assignments with the Hays CISD since school attendance boundaries are sometimes redrawn.
